Residential Property – How to make them profitable
Owners of residential property are most of the times not aware about the amount of time involved in the process. Managing residential property is actually not as easy as it seems. From the time of finding appropriate tenants, fixing up the right rent, completing all the necessary legal requirements, maintaining the property properly and keeping accurate financial records actually is a cumbersome process than it seems to be.
The most successful way for a landlord to ensure his properties are properly maintained and at the same time be profitable is to ensure occupancy at all times. It is very likely that you are paying mortgage on the property and in case this property is unoccupied, then you are on the losing side for sure.
It is but normal psyche that landlords tend to trim the amount that they put in maintenance when it comes to cost cutting. However, it is not the case. Not paying enough attention to the maintenance of your property will actually trim its rent potential.
In today’s world where real estate is seeing downward trend and with lots of investors having properties to let-out, it is increasingly important that you make your property stand out of the rest of the lot and thereby making it more desirable residential place than the others.
This is possible if the following basics are properly taken care
Repairs
Conduct repairs and ensure all the heating systems, leaking toilets, cracked ceilings, etc are all fixed and good to go at least for another six months. Also ensure that there are no pending plumbing or electrical repairs.
Carpets
Clean the carpets at least once in 3 months and replace them at least once in 3 years. When you consider the fact that your property might remain unoccupied, cleaning or replacing the carpet will relatively prove to be a cheaper option.
Painting
The thumb rule is Paint your walls at least once in three years. If you want prospective tenants who come visiting your property, consider your property their new home, then it becomes really very important for your entire property to look clean and fresh. You have the option of completely repainting all your walls in case they are in really bad shape or having the painters fix-up the holes and patching them up with spot painting.
Kitchen and Bathrooms
These are the two important rooms of any residential property that would come under the scanner at the first place. It will be prudent on the landlord’s part to spend some additional funds in these two areas, if need be. Also evaluate the possibility of replacing small but important inexpensive fixtures like stained toilet seats, old faucet handles etc with newer fixtures, as these are small things which will enhance the look and appeal of your unit to a great extent!
It is but common sense that a clean and appealing property will rent out faster than an ugly and dirty looking one. It is always better to spend some money upfront rather than not be able to rent your property at all!
